Even though it shares the shape and footprint dimensions of my best-selling ‘Tofino’, this is a completely new design, with a different foundation, updated wall structure and revised roof framing that uses standard lumber. The Nipigon gives you everything needed for comfortable, full-time living for a single person or a couple: a full ensuite bathroom with a dedicated spot for full-sized stacked washer and dryer; a full-sized kitchen; a covered deck and covered entryway; and lots of windows for ample sunlight and fresh air, all inside a simple-to-build structure that has a very small footprint.
With the high cost of building materials comes a greater need to scrutinize every aspect of a design, to ensure that it can be built very efficiently, with less waste of time and materials while building, and low operating and maintenance costs into the future. This was designed for and is a perfect candidate for advanced framing techniques (‘smart framing’), saving labour time and lumber costs, while providing higher levels of insulation for exceptional comfort.
This is a very versatile design and well suited to a range of uses: ADU, secondary residence, backyard studio, office, guest suite, or short-term rental.

All of our designs offer flexibility during planning and during construction to use windows, doors, and interior & exterior finishes that suit your budget and preferences. In the US or Canada, per square foot costs for materials range between US$100 and $250, with professional labour another US$100 to $250 per square foot.
To get up-to-date, locally relevant pricing for the materials that will be required to build your cabin, take your set of plans, no matter where you purchased them, to a building materials supplier to receive a ‘materials takeoff’ and price for everything that they are able to supply. If you are building your cabin yourself, *this* amount, plus another 15% for contingency, is your ballpark cost to build, plus your time.
Complete and even more accurate building budget calculations can be made by a local, experienced builder who has considered all your unique requirements and the building site’s unique characteristics. It can be worth paying a small consultation fee to gain their real-life insights into building costs in your particular area.
